A flat roof should typically when you see the loss of granules on the roofing material or seams starting to split, flashings starting to crack. Rubber roofs will start to look dull and turn from black to a whitish color and seams may start to separate and or split. The most telling signal is when your roof starts to leak. If your roof is over the 25 year old mark it's probably a good idea to start considering a roof coating as a preventative measure.
